Germany’s prefabricated housing market is expected to grow at a CAGR of approximately 4% during the forecast period. The rise in the overall construction industry and as well as increasing prices are contributing to the increase in turnover of the prefabricated housing industry in Germany. Along with the general boom in residential construction in the country, the share of prefabricated housing solutions in residential construction is increasing, which stands at more than 20%. Additionally, the high demand for turnkey or prefabricated houses as well as energy-efficient buildings is contributing to the growth of the market.

COVID-19 has negatively impacted the prefabricated housing market in Germany. Due to COVID-19 restrictions, many construction projects were delayed or canceled. In the Hesse region of the country, a total of 6796 buildings were completed in 2018, out of which 1640 included prefabricated homes. Nationwide, 5,564 prefabricated houses were approved in the first quarter of 2020, 12.8% more than in the same period last year. The overall market grew by just 2.1 percent to 24,108 newly approved one and two-family houses. As a result, the prefabricated house industry expanded its market share to 23.1 percent.

COVID-19 has impacted the German prefabricated housing market. Last year, a total of 23,006 housing units in Germany were constructed using industrial prefabrication methods, an increase of 4.9% over the previous year. The increasing importance of moving from cities to rural areas has had a positive impact on the development of the prefabricated housing market. Compared with the new construction of general detached and semi-detached houses, the growth of the prefabricated housing market segment is more dynamic. Most importantly, the significantly higher market security, fixed prices at the start of the project, fixed deadlines, and minimized risk of delays have ensured substantial growth in the prefabricated construction industry. The eastern part of the country shows the strongest growth momentum.

Turnkey Projects will soon Surpass Floor Covering Solutions

In terms of building types, the importance of wood construction is increasing. This is because people are paying more and more attention to sustainability factors. Sustainable construction is becoming more and more important for builders, and wood as a renewable raw material supports this trend. Although most houses are still sold in the form of floor-to-ceiling buildings, there is a clear trend of turnkey projects. In the long run, the housing market segment has the least growth, although there are still manufacturers that specifically cater to this segment, such as Massa or ProHaus.
